Older homeowners frequently search for a national ‘senior property tax benefit,’ but property taxes are primarily state and local matters. Relief may take the form of an exemption, credit, assessment freeze, circuit-breaker program or deferral.

Start with the correct local office

Depending on the state, the program may be administered by a county assessor, tax collector, revenue department or another local office. Use an official state or county website rather than a generic national form.

Age alone may not be enough

Programs can consider age, disability, income, years of residence, property value or whether the home is a primary residence.

Exemption and deferral are not the same

An exemption or credit reduces tax under program rules. A deferral can postpone payment and may create a lien or repayment obligation. Read the terms carefully before signing.

Watch annual filing dates

Some relief does not renew automatically. Put the filing deadline on a calendar and keep the approval notice with property records.
